A street of red-brick terraced houses in Shaw
Shaw's housing

Plenty of Oldham roofs have been converted, re-lined or re-insulated since the original slates went on.

Shaw sits on a ridge between Oldham and Rochdale, with stone terraces near the centre, former mill buildings and 1930s and post-war housing on the hillsides. Exposed roofs take a lot of wind and rain, so condition matters. We survey the reachable roof void and report on foam and timber together.

Questions we get asked

Our Shaw house is on an exposed hillside. Do you check for damp?
Yes. Moisture readings on the rafters either side of the foam go into every report, and we note any staining we see.
Why is spray foam under a roof a problem?
Spray foam is applied to the underside of the roof covering. It bonds to tiles, slates, felt and timber, which can hide damp and decay and makes repairs difficult. Many lenders and surveyors treat it with caution, especially where it covers the roof timbers.
Will it stop me selling or getting a mortgage?
It can. Some lenders decline or ask for evidence, and buyers' surveyors often flag it. A written assessment of what is there and what condition it is in is usually what they ask for. What a particular lender will accept varies, so check with your broker.
What does an assessment involve?
An inspector goes into the roof space, records the foam type, thickness and coverage, takes moisture readings on visible timber, photographs what can be seen and notes what cannot be checked. You get a written report afterwards.
How long does it take?
Most Oldham lofts need an hour or two on site, and the written report reaches you the next working day.
Do I have to remove it?
Not always. It turns on the foam type, the state of the rafters and what a buyer or lender will accept. The survey gives you what you need to decide.
Can you tell if the timbers are damaged?
Where timbers can be seen or reached we take moisture readings and record staining, softness and mould. Timber fully covered by foam cannot be checked without removing some of it, and the report says so.
What is the difference between open-cell and closed-cell foam?
Open-cell foam is soft and spongy and lets moisture pass through. Closed-cell foam is dense and sets hard. Both are used in roofs, and the type affects how it can be removed and how risky it is.

Checking roof foam in Shaw

Roof space survey in Shaw

Wind-driven rain finds weak points in an exposed roof, and foam can hide small leaks for a long time. A moisture reading on the timber tells you more than a look at the surface.

If the foam turns out to be a problem later, a dated report with photographs is useful for a sale, a mortgage or an insurer.
