A street of red-brick terraced houses in Werneth
Werneth's housing

Plenty of Oldham roofs have been converted, re-lined or re-insulated since the original slates went on.

Werneth sits on the hill just west of Oldham town centre, with tight rows of gritstone and brick terraces, a few larger Victorian villas and later infill. Many roofs are slate or stone slate, and lofts can be shallow with steep pitches. We record any foam under the covering, test the timber we can reach and put the findings in a written report.

Questions we get asked

Not here? Call [phone].

Our Werneth terrace has a very steep, shallow loft. Is that a problem?
Usually not. Tell us how much room there is when you book and we bring the right kit. Anything we cannot safely reach is listed in the report.
Why is spray foam under a roof a problem?
Spray foam is applied to the underside of the roof covering. It bonds to tiles, slates, felt and timber, which can hide damp and decay and makes repairs difficult. Many lenders and surveyors treat it with caution, especially where it covers the roof timbers.
Will it stop me selling or getting a mortgage?
It can. Some lenders decline or ask for evidence, and buyers' surveyors often flag it. A written assessment of what is there and what condition it is in is usually what they ask for. What a particular lender will accept varies, so check with your broker.
What does an assessment involve?
An inspector goes into the roof space, records the foam type, thickness and coverage, takes moisture readings on visible timber, photographs what can be seen and notes what cannot be checked. You get a written report afterwards.
How long does it take?
Most Oldham lofts need an hour or two on site, and the written report reaches you the next working day.
Do I have to remove it?
Not always. It turns on the foam type, the state of the rafters and what a buyer or lender will accept. The survey gives you what you need to decide.
Can you tell if the timbers are damaged?
Where timbers can be seen or reached we take moisture readings and record staining, softness and mould. Timber fully covered by foam cannot be checked without removing some of it, and the report says so.
What is the difference between open-cell and closed-cell foam?
Open-cell foam is soft and spongy and lets moisture pass through. Closed-cell foam is dense and sets hard. Both are used in roofs, and the type affects how it can be removed and how risky it is.

Roof space survey in Werneth

Rows of near-identical stone terraces hide very different roofs. One owner left bare timber, the next built a loft room, a third accepted a foam offer years ago. Only a look from inside shows which is which.

Houses here change hands often, and a dated report with photographs lets a sale carry on while the answer to the roof question is already on file.
